Client Requirements and Design Development:
Embarking on the Magnit project, our quest was to discover more than just functional office space in Baroda. It
was about creating a dynamic environment seamlessly transitioning between remote work and in-office operations.
Our mandate included sourcing a space capable of accommodating 900 people across two shifts, prioritizing natural
daylight, and providing extensive parking for both two-wheelers and four-wheelers—defying conventional industry
standards.
The client's vision surpassed the typical leasing model, encompassing a building with a terrace for a café space
and dedicated lifts with a reception area to elevate the company's overall presence.
Execution and Handover:
To bring this vision to life, we adopted an integrated approach, incorporating facilities support, technical
expertise, power backup, fire safety systems, PA systems, internet lease lines, access control, servers, and CCTV.
A strategic workshop served as a gateway into the intricacies of the company's organizational hierarchy, reporting
systems, and work culture.
In the design phase, we went beyond visuals, presenting layouts and 3D images backed by continuous research and
development, ensuring a thorough understanding of the IT company. From workstations and breakout areas to the
cafeteria, terrace cafe, training rooms, auditoriums, and phone booths, every element was strategically placed for
optimal functionality.
A comprehensive Bill of Quantities (BOQ) emerged as a blueprint, detailing material lists and scopes for both IT
and non-IT purposes. Regular site visits became routine, with weekly and monthly reports seamlessly shared with
the client. Our commitment extended beyond the agreed scope, offering support on aspects beyond the initial
agreement.
Flexibility was ingrained in our ethos, seamlessly incorporating changes suggested by the client at later stages.
Streamlining and integrating facilities support, establishing Standard Operating Procedures, and generating
exhaustive testing and commissioning reports for DG, Penta Scan, fire safety, warranty cards, and insurance were
pivotal in ensuring a triumphant execution.
In summary, the Magnit project was not just a successful endeavor; it was a commitment to ensuring the client's
satisfaction and exceeding their expectations at every turn.
